When listing properties, we would apply our 6 point leasing plan. To achieve top returns for our clients when leasing the property, we typically do the following:
- Instruct our professional photographer to shoot the property for advertising (no cost to the client) – turnaround time: shoot one day, photos the next.
- Instruct our architect to prepare a floor plan (no cost to the client) – normally obtained within 24 hrs
- Prepare very effective professional copy for advertisements on domain.com.au, realestate.com.au and on the Silver Bullet Realty website.
- Ensure the property is presented to the best of its ability. We would do virtual furniture if empty (at our cost) – absolutely key to getting excellent rental yield
- Engage prospective tenants (calls, emails, in-person and at viewings)
- Ensure prospective tenants were given access to the property via multiple structured/set open viewing times per week, as well as the option to call us for a private viewing.
Leasing fee – when we go out to the market to find new tenants, 1 weeks’ rent plus GST (includes all items above). There is no fee when we re-sign the same tenants to a new lease.
Management fee – 5% + GST of rent collected
There are no other added on costs, fine print, or hidden costs.
